About Us
ManageWorks Community Solutions
ManageWorks Community Solutions, LLC was established in July 2022 by Kathy Simonovich and Wendy Bush. With a combined experience of over 60 years, Kathy and Wendy bring fresh ideas and perspectives to the Community Association field. We have partnered with vendors (Vantaca, CIT Bank and CondoCerts) that support the community management industry in order to bring our clients the latest in technology. We believe the success of our communities will be established through strong relationships with Boards, Owners and Management by using effective and open communication. We believe in building long lasting client partnerships.
ManageWorks is affiliated with Community Associations Institute (CAI) and Washington Metropolitan Chapter of Community Associations Institute (WMCCAI).
We encourage professional growth through CAI. Professional development and continual learning encourage employees to pursue industry designations available through CAI and Community Association Managers International Certification Board (CAMICB). Currently, Kathy holds the highest level of certification, Professional Community Association Manager (PCAM).

Kathy A. Simonovich, CMCA, AMS, PCAM
CEO / Partner
Kathy Simonovich’s career in community association management began in 1989 when she worked with a local builder/developer. During her time in the building industry, she made many connections through the local Chamber of Commerce and Northern Virginia Building Industry Association (NVBIA). In 1994 she joined the community association field becoming the Office Manager for the satellite office of a Maryland based firm. During her time there, she focused on becoming a portfolio manager, while also performing her duties of running the small office.
In 1998, she joined a small but growing community association firm in the Northern Virginia area and began running the operations of that company while continuing to work on obtaining her credentials through Community Association Institute. In 2004, Kathy became a partner of that firm and was involved in every aspect of organizing a successful management company. Running the day-to-day operations of the management team and her different roles have given her the added benefit of skill sets that encompass both the financial and operational side of the management business.
Kathy has always affirmed that the best way to meet the expectations of her clients is through open communication, care, compassion, and a quality of service that exceeds expectations. This has become the Mission Statement for ManageWorks Community Solutions. By being thorough in all she does and paying close attention to the details, and building strong relationships with board members, owners, vendors, and industry professionals, Kathy promotes the best possible service to her clients. Kathy continues to maintain her Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Professional Community Association Manager (PCAM) certifications. Additionally, she is also a Certified Principal/Supervisory Employee under the Commonwealth of Virginia Department of Professional and Occupational Regulations.
Kathy has been married for 34 years and enjoys her family time. Along with her grown children and now her grandchildren, she loves spending time with friends and family on the river. She also contributes to her community by serving on her Board of Directors in her HOA.
Wendy Bush, CMCA
COO/Partner
Wendy Bush’s career began in community association management in 1988 when she joined a growing Northern Virginia firm as an Accounts Receivable/Accounts Payable team member. After five (5) years of service on the accounting team, Wendy transitioned to the Administrative Support and the Corporate Account team. She managed multiple aspects of the day-to-day operations of the administrative functions and accounting functions. She handled software conversions, financial statement production, computer systems support and repair, and designed and implemented programs necessary to organize and provide efficiency in the production of association processes. After twenty-seven (27) years, Wendy decided to move from a larger national company to a smaller local company in Manassas.
In March of 2015, Wendy joined a local community association management team and became the Director of Operations. In this role she was responsible for the overall operations of the management company. Many of her talents included reviewing and implementing new software systems and operational procedures, assisting all staff members with issues regarding various software platforms, and working diligently to ensure all team members could efficiently perform their job duties.
Wendy has continued to grow in her industry knowledge and has achieved her Certified Manager of Community Associations (CMCA). Along with her Associate in Applied Science Degree, Accounting, from Northern Virginia Community College she continues to strive for knowledge to be able to support her role as the Chief Operating Officer of ManageWorks Community Solutions. Wendy has been married for 23 years and has three grown children. In her spare time, she enjoys the local wineries and tending to her horse Ace.
